Everything you need is a few minutes from home.
Bunscha Residence sits where the city meets nature: on one side the tram loop, the ATUT Shopping Center and access to the bypass; on the other Zakrzówek and the forests and meadows of the Bielany-Tyniec Landscape Park. Most destinations are minutes away by car, bike or tram.

Dębniki, Ruczaj area — by the Czerwone Maki loop
Bunscha Street lies in District VIII Dębniki, a few minutes' walk from the Czerwone Maki P+R tram and bus loop. The development borders the ATUT Shopping Center, and to the south, across Babińskiego Street, stretches the historic park and hospital complex. Everyday errands — on site and right next door.
The heart of Bunscha Residence is Wings Plaza — Stage I of the development, completed and open. Just a few steps from your apartment you can do your daily shopping at the Market Point gourmet grocery store, have breakfast, lunch or dinner at the Flario restaurant, pick up a parcel from the parcel locker, buy flowers, withdraw cash from the ATM or see the dentist.
Right next door is the ATUT Shopping Center — over 31,000 m² of retail space: two large supermarkets, a big home improvement store, two electronics stores, numerous clothing stores, several drugstores, two bakeries, a wine store, a pharmacy and an optician, and a pet store.
ATUT also houses the modern Zdrofit gym (1,800 m²) and the HalaMAKI food hall, where seven eateries serve cuisine from around the world. Practically all your everyday shopping and errands can be taken care of right here.
Nearby you'll also find a climbing center, an Orlen gas station, KFC and the Przy Stole restaurant across the street from the development. Bunscha Residence is ideal for people working at the nearby Kraków Technology Park, home to many companies and corporations. The Jagiellonian University's 600th Anniversary Campus is close by as well — two tram stops from the Czerwone Maki loop — so the apartments suit students and make a good rental investment.
Dębniki — one of Kraków's greenest districts. Bunscha Residence lies in its greenest part.
District VIII Dębniki regularly ranks among Kraków's greenest — thanks to Zakrzówek, Skałki Twardowskiego, Borkowski Forest, Dębnicki Park and the nearby Vistula. The development stands on its southern edge, where the city gives way to the meadows and forests of the Bielany-Tyniec Landscape Park.

Over 14.6% of Kraków's area (4,778.8 ha) lies within parts of three landscape parks. The Bielany-Tyniec Landscape Park is the only one that protects largely urban land — 66.1% of it lies within the city limits. Right next to the development stretches Kraków's largest Natura 2000 site, the Dębniki-Tyniec meadows (282.86 ha), with purple moor-grass meadows, xerothermic grasslands and exposed Jurassic rock. Kraków's greenery is growing: according to the Municipal Greenery Authority (ZZM), the city's forest area grew from 1,370.80 ha (January 1, 2018) to 1,672.12 ha (January 1, 2026) — over 300 ha, or 22%, in eight years. Zakrzówek — just 5 minutes by car and 10 by bike from the development — draws residents all year round. In summer there is a swimming area with crystal-clear water and scenic walking trails; it is also popular with divers and other water-sports fans. In winter it becomes a hub for ice swimmers.
The park and hospital complex (approx. 52 ha) delights with historic architecture, greenery and quiet tree-lined paths. The area is being gradually revitalized — under the Folwark Kompetencji project, the old farm buildings will gain cultural, therapeutic, office and dining functions. The planned 27 ha Kliny City Park lies nearby; together the two areas will provide 79 ha of green and recreational space.
The bike route starts at your door. Twelve minutes later you're riding along the Vistula.
A lighted pedestrian and bike path runs right beside the Bunscha Residence buildings, and the bicycle rooms in every building mean no carrying bikes up and down stairs. You join the cycling network without crossing the city: after 12 minutes you reach the Vistula at Skałki Twardowskiego, where two exceptional routes lead in both directions — the Vistula Cycle Route and the European EuroVelo 4.

Vistula Cycle Route
The flagship route of the VeloMałopolska network: paved, mostly running along the Vistula levees away from car traffic, across the entire region — from the Silesian border through Kraków and Niepołomice to Szczucin on the Podkarpackie border. From Bunscha Residence you join it at Skałki Twardowskiego; toward Tyniec it passes Kolna and the Benedictine abbey, toward downtown it follows the riverside boulevards below Wawel.
narowery.visitmalopolska.plEuroVelo 4 — Velo Metropolis
The Małopolska section of EuroVelo 4 (Central Europe Route), which links Roscoff on France's Atlantic coast with Kyiv — around 4,000 km through seven countries. In Kraków, Velo Metropolis follows the Vistula valley together with the Vistula Cycle Route, connecting Tyniec, Zakrzówek, Kazimierz and Nowa Huta. The route you take for a weekend ride is part of a trail across Europe.
narowery.visitmalopolska.pl/velometropolisTram and bus
The Czerwone Maki P+R loop is a 3-minute walk. Trams: line 11 (Czerwone Maki – Mały Płaszów via Rondo Grunwaldzkie and Starowiślna), 18 (Czerwone Maki – Krowodrza Górka via Rondo Grunwaldzkie and Teatr Bagatela) and 52 (Czerwone Maki – Osiedle Piastów via the Main Station and Rondo Mogilskie). About 25 minutes to the Main Market Square. City and regional buses toward Skawina, Ruczaj and Borek Fałęcki also depart from the loop.
By car
The southern bypass (A4) interchange is 8 minutes away — via the bypass you reach Kraków-Balice Airport (approx. 20 minutes in total) and head quickly toward Katowice or Rzeszów. The Zakopianka (DK7), the main route south, is 10 minutes away. Main Market Square and Main Station are approx. 20 minutes away, Bonarka City Center approx. 10 and Skawina approx. 12. Underground garages on site keep the grounds car-free.
By bike and on foot
A lighted pedestrian and bike path right next door, plus bicycle and stroller rooms on site. A gourmet grocery store, a restaurant and a parcel locker at Wings Plaza on site, stores and a pharmacy at ATUT a few minutes' walk away; Zakrzówek in 10 minutes and the Vistula Cycle Route in 12 minutes by bike.
